Refinancing, regulation and tax are arriving together for private owners of residential property. Most borrowers will refinance without difficulty. Some will not: a facility that no longer sizes, an owner who would rather sell than adapt to new rules, or a family company where the next generation wants something different.

With yields broadly stable, value in UK residential property increasingly comes from operating it well: occupancy, rent collection and cost control. Regulation now favours professional operators, and good operators can run far more than they can fund on their own balance sheets.

Regional office values have fallen sharply in recent years and well located multi let buildings now trade below the cost of replacing them. Institutions have reduced their exposure, and many smaller owners will not fund the leasing and refurbishment their buildings need.

The Renters’ Rights Act, licensing, energy standards and higher tax on rents held personally are changing the economics of private letting. Most owners of student and HMO portfolios will at some point be approached by a buyer; far fewer are shown the full range of alternatives.

Private residential portfolios rarely match a single buyer’s strategy. Student houses arrive alongside family homes, flats, buildings that need a new use and sometimes a lettings business, and a bid is too often priced down to the weakest part, or the transaction does not happen at all.

Many family property companies were built by one generation and are now owned by several. The buildings are sound, but the company, the tax position and the people around the table have moved on, and a sale of the buildings alone often leaves the family facing two layers of tax.
