Councils and housing providers need many more homes for people leaving care, hospital, homelessness or the armed forces, and for adults who need support to live independently. Public budgets cannot fund them all, and private capital has a growing role.
How it works
An investor or joint venture buys or develops homes. They are let on long leases or management agreements to registered providers or specialist operators, who deliver the support, often with rents underpinned by housing benefit and local authority commissioning.
What makes a good scheme
A clear need, evidenced by the local authority commissioning the homes
An operator with a record of quality and of financial strength
Lease terms that match the operator's income, so rent is affordable
Homes built or adapted to the right standard for the people living in them
The risks
The sector has seen operators take on leases they could not afford. Good investors look past the headline yield to the strength of the operator and the commissioning behind each home.
Our role
Through our joint venture we develop and fund homes for supported and transitional living, combining patient capital with experienced operators.
