With yields broadly stable, value in UK residential property increasingly comes from operating it well: occupancy, rent collection and cost control. Regulation now favours professional operators, and good operators can run far more than they can fund on their own balance sheets.
This paper sets out two strategies in which we already have the operator, the pipeline and the record. The first brings together student and young professional houses acquired off market from private landlords, city by city, under one operator. The second takes underused residential buildings into supported and transitional housing let to registered providers. It describes the structure that aligns capital partner and operator, the governance capital partners can expect, and how they can take part.
