Private residential portfolios rarely match a single buyer’s strategy. Student houses arrive alongside family homes, flats, buildings that need a new use and sometimes a lettings business, and a bid is too often priced down to the weakest part, or the transaction does not happen at all.
This paper is written for investors and operators who see portfolios they only partly want. It describes how we review a portfolio under confidentiality, allocate each property to the owner that values it most, and line up buyers or partners for the remainder before a bid is committed, including supported and transitional housing for buildings the conventional market does not price. The aim is a single, clean transaction for the vendor and a portfolio that fits the buyer’s mandate.
