Panacap: co living capital raise in Cambridge

The client

Panacap is the investment and execution platform behind a Cambridge co living strategy. It sources residential properties in the city, oversees their refurbishment and completes refinancings through dedicated special purpose vehicles.

The opportunity

Cambridge has strong tenant demand and very little new supply. Well run shared homes, let room by room with services included, meet that demand and produce a steadier income than a single family let. The model needs three things to work: the right properties, a capable operator and patient capital.

What we did

We acted as financial adviser to Panacap on a fund raise to support the acquisition, refurbishment and refinancing of residential properties in Cambridge, structured through dedicated SPVs. Babouris, a Cambridge property manager specialising in HMOs, acts as the third party operating partner, handling lettings and ongoing management of the completed homes.

The outcome

The raise was completed in 2025, giving the strategy the capital to acquire and convert properties into professionally managed co living assets.

Why it matters

Co living sits between the private rented sector and purpose built accommodation. For investors it offers residential income with active asset management. For owners of HMOs in strong university and employment cities, it shows the value of professional operation.
